What we look for — applied consistently to everyone

We publish our standards and apply them the same way to every applicant, in keeping with the Fair Housing Act. No guesswork.

You'll need to meet

  • Income of at least 3× the monthly rent — all adults' income counts. If you use a voucher, the test applies only to your portion of the rent.
  • No eviction judgments in the last 3 years. Cases that were dismissed, expunged, settled, still pending, or that you won never count. Older judgments are reviewed individually.
  • No violent or sexual offenses — reviewed individually.
  • No unresolved balance owed to a previous landlord — a payment plan or settlement gets you reviewed, not declined.

  • Rental history & references. Time at your current place, on-time rent, and a landlord we can call — verified references carry real weight.
  • Missed rent or collections — weighed together with your credit range; usually means a larger deposit or a guarantor rather than a no.
  • Income stability & type. Fixed benefits (SSI/SSDI/pension) count fully. A prior-year tax return is required if you've been at your job under 12 months.
  • All adults listed (each one applies), pets disclosed (assistance animals aren't pets), and move-in funds ready at signing.

A voucher is guaranteed rent — we treat it that way. The 3× income standard applies only to the portion you pay, never the assisted share, and lawful assistance income always counts. We know the RFTA paperwork, the inspection, and the housing-authority timeline, so approvals don't stall.

One honest tip before you apply

Housing authorities cap your share of the rent at 40% of your income when you first move in. If a unit's rent would push your portion past that, the HA will say no even if we'd say yes — our prescreen checks this for you up front, so you only tour places that can actually be approved.

How long does the prescreen take?

About five minutes, and it's free. You'll get a quick read on whether it's a fit before investing in a full application.

Who needs to apply?

Every adult who will live in the home. List them all on the prescreen — each one completes their own application if you move forward.

Do you allow pets?

Often, yes — just disclose them on the prescreen. Assistance animals are not considered pets and are handled separately; they're never charged a pet fee.

Do you accept Section 8 / housing vouchers?

Yes — gladly. The income standard applies only to the portion of rent you pay after assistance, and assistance income always counts. Bring your voucher details (amount, bedroom size, housing authority, caseworker) to the prescreen and we'll also sanity-check the rent against your housing authority's affordability cap so you don't waste a tour on a unit that can't be approved.

What could disqualify my application?

The required criteria above — income below 3× the rent you'd pay, an eviction judgment in the last 3 years, or an unresolved balance owed to a previous landlord. Missed rent or collections usually mean a larger deposit or a guarantor rather than a no. A violent/sexual offense is reviewed individually, never as a blanket rule — and eviction cases that were dismissed, expunged, or that you won never count against you.

I had an eviction years ago — should I even apply?

If it was more than 3 years ago, yes. Older judgments get an individualized review, and recent on-time rent plus a landlord reference we can verify carry real weight. Only an eviction judgment with a writ counts — never a filing alone.

Is there an application fee?

The prescreen is free. The formal application and background check, run through our screening provider, may have a fee — we'll tell you before that step.
