What we look for — applied consistently to everyone

We publish our standards and apply them the same way to every applicant, in keeping with the Fair Housing Act. No guesswork.

You'll need to meet

  • Income of at least 3× the monthly rent — all adults' income counts toward this.
  • No evictions in the last 7 years.
  • No missed rent payments or accounts in collections.
  • No violent or sexual offenses — reviewed individually.

  • All adults who will live in the home are listed — each one applies.
  • Pets disclosed. Assistance animals aren't pets and are handled separately.
  • Income stability & job tenure. A prior-year tax return is required if you've been at your job under 12 months.
  • Self-reported credit range.

These are prescreen standards. A full credit, criminal, and eviction background check is run through our screening provider if you're invited to apply.

How long does the prescreen take?

Who needs to apply?

Every adult who will live in the home. List them all on the prescreen — each one completes their own application if you move forward.

Do you allow pets?

Often, yes — just disclose them on the prescreen. Assistance animals are not considered pets and are handled separately; they're never charged a pet fee.

What could disqualify my application?

The required criteria above — income below 3× rent, an eviction in the last 7 years, missed rent or collections, or a violent/sexual offense. Criminal history is reviewed individually, never as a blanket rule.

Is there an application fee?

The prescreen is free. The formal application and background check, run through our screening provider, may have a fee — we'll tell you before that step.

How do I check my status?

Use the private link in your confirmation email, or visit your status page any time. You can also withdraw there if your plans change.
